Very severe residential property price falls have taken place in Turks and Caicos over the past two years, with prices falling around 20% this year (2009), for smaller apartments (60 square metres (sq. m.) and 120 sq. m. [i.e., for areas of 645 square feet (sq. ft.) and 1291 sq. ft.]), after a broadly similar price-drop last year.
Higher-priced apartments seem much less affected, if at all.
During the past two years, prices for Providenciales apartments with a dimension of 120 sq. m. (1291 sq. ft.), have fallen from approximately US$532 per sq. ft. (US$5,724 per sq. m.), to US$353 per sq. ft. (US$4,247 per sq. ft.)
In other words a price-fallen of US dimensions has taken place.
